The Project
A new, large-scale, mixed-use complex with 870,000 SF of residential, retail, and parking. The high-profile project is part of a multi-phase development comprised of office, hotel, and retail properties.
Structural Features
The residential portion of the building consists of 400 modern apartment units in five levels of wood-frame construction over a concrete podium with a structured pool terrace. The ground floor houses 77,000 SF of retail spaces, including a large anchor tenant fitness facility. The design team employed special structural detailing to acoustically isolate the fitness facility from the residences above.
The building features massive cantilevered bay projections and large cantilevered roof profiles, as well as bridging over a 40-feet wide firetruck access lane. A connected, six-story precast concrete parking structure provides residential and retail parking in addition to an underground parking level. The parking garage is adorned on the parkway elevation with tall, glu-laminated timber “fins” positioned in a dynamic wave effect. Large glu-laminated panels were also utilized on the residential building to create distinctive balcony tier frames. Custom steel connections were designed to support the 60-feet tall glu-lam panels on the podium slab and laterally tie into the wood framed roof level.
