Mixed-use residential development consisting of a converted hotel and two new buildings into apartments and lower level retail.

The Project

Mixed-use residential development consisting of a converted existing building and two new buildings. The main eight-story tower of the existing Holiday Inn hotel building was converted into apartment and lower-level retail. The north and east wings were demolished. The building was re-clad with new facades and a swimming pool and amenity rooms were added to the roof. To the north, a new concrete-framed building houses a grocery anchor tenant with third floor apartment units above and three levels of parking below-grade. To the east, a new five-story wood frame residential building houses 200 apartment units.

Structural Features

All three buildings have pedestrian connections at each floor. Foundations and underslab vapor systems were designed to mitigate environmental soil contamination issues. The roof structure of the existing building was reinforced and modified to accommodate the pool and amenity spaces.
