Mixed-use complex across the street from Nationals Park in the Capital Gateway neighborhood of Washington, D.C. The two building towers house residential apartments and a hotel over street-level retail and below-grade parking.

The Project

A new 550,000 SF mixed-use complex in the Capital Gateway neighborhood of Washington, D.C. Two 13-story residential towers house 326 apartment units and 170 hotel rooms. The towers rise above the common 2nd floor slab with structured courtyard terraces over street-level retail and below-grade parking. The penthouse features amenity spaces and rooftop pool terrace overlooking the ballpark.

Structural Features

The building is a concrete structure with the two residential towers constructed of post-tensioned flat slabs above-grade and conventionally-reinforced below-grade. The residential and hotel towers are separated by a seismic expansion joint. The structure bears on a deep precast pile foundation system. A monumental “floating” steel feature stair connects the two-story residential lobby space. The 2nd level fitness center employs an acoustic separation slab to isolate structure-born vibrations. The main roof slab was engineered to support heavy loads from assembly use, extensive hardscape and landscape terraces, swimming pool and mechanical yard.

Design and construction along the north and south property lines were carefully collaborated with the development teams who were concurrently building on adjacent lots. Accommodations were engineered in the support of excavation systems and the lot line foundation elements to facilitate the construction sequencing of the abutting structures.
