Two contemporary custom homes on adjacent sloping lots with floor to ceiling windows overlooking the greenspace of a public park, amongst many other amenities.

The Project

The Park and Middle Lot houses located on adjacent lots are similar in design aesthetic but differ in layout. Both houses are three stories with full walkout basements built into the slopes descending to a public park with a total of 9,100 SF at the Middle Lot and 10,500 SF at the Park Lot. The houses feature green roofs, roof terraces with rooftop planters, elevated steel and concrete framed terraces, floor to ceiling windows with concealed shade pockets, large in-ground swimming pools, and attached garages.

Structural Features

The structural floor and framing combined wood I-joists, open-web wood trusses, and steel carefully coordinated with MEP routing to allow passage of utilities through the floor space resulting in continuous flat ceilings. To maximize views, small diameter steel pipe columns were used behind the glazing systems to allow for expansive floor to ceiling glass at the living spaces. Flat rear yards for the swimming pools were created using 15-foot-tall concrete retaining walls as one side of the pool structure. In the case of the Middle Lot, the retaining wall also supports wide flange steel moment frame columns of the house structure that flies over the pool.
