The Project
Near the Harbor in Baltimore’s Little Italy neighborhood, the 24-story building has immediately become a recognizable landmark in Baltimore’s skyline. The building accomplishes several programmatic functions, with 400 residential units, 30,000+ sf of amenity/office space, 8,000 sf of retail space, and over 350 parking spaces.
The 24th floor features a fitness area, a swimming pool, and a large outdoor courtyard offering excellent views on all sides of Baltimore’s skyline. At the lower levels, canopies and tapered, sloping concrete columns give the building a unique look. The Lobby and retail areas feature 25 ft + floor-to-floor heights and a monumental stair with a suspended landing.
Structural Features
The primary structure is cast-in-place concrete frame with thin, post-tensioned slabs. To achieve the architectural layouts of the various building functions, many columns were sloped or transferred with staged-stressed, post-tensioned concrete girders. At the 24th floor, the design featured stepped slabs which were coordinated with the construction sequence to allow post-tensioning to be effective. This level also featured a large steel trellis cantilevered above with uniquely shaped concrete columns and a cantilevered steel frame. In addition to the pool, the trellis, and other architectural features, the 24th level also supports and transfers the upper roof structure.
