A new, 249-unit residential tower with 100% dedicated affordable housing, two levels of parking, and an integrated, public park in downtown Rosslyn.

The Project

The project features a 12-story concrete frame above ground, and 2-stories below ground, to realize to the architectural and community-held vision to maximize affordable housing on the site. The Ground Level Courtyard features a 9,000 SF public park (also designed by Ehlert Bryan) over the parking levels below.

The project is part of the broader Western Rosslyn Area Plan (WRAPS), which also includes a set of 24-story residential towers with an integrated fire station designed by Ehlert Bryan.

Structural Features

The residential tower featured thin, post-tensioned concrete slabs, transitioning to conventionally reinforced structure at and below grade. Several transfer beams were designed at the lower levels to allow for the transition from residential to parking uses.

The slabs supporting the public park were designed for 5 feet of compacted soil in addition to the play equipment, sidewalks, bridges, etc. within the park. At the upper floors, step-backs occurred to create communal terraces. At the southern end of the building, columns and post-tensioning were carefully optimized to allow the building to cantilever over the ground floor, where the lobby and one of the many steel canopy frames were located.
